What the land is worth

Frontage, slope, water, and access swing raw-land prices more than acreage alone. Here's how to think about value — with the numbers hedged, as they should be.

Why two parcels of the same size sell for wildly different money

Raw-land pricing in Garland County isn't really about acreage — it's about usability and access. A flat, cleared, road-fronted parcel with rural water and a passing perc test is worth multiples of a same-size tract that's a landlocked, un-perc-able slope. The value drivers that move the number most are legal road frontage and access, slope and buildable pad, water and septic feasibility, lake frontage or view, timber value, and proximity to Hot Springs and the lakes. Lake-frontage and lake-view acreage sits at the top of the market; deep-woods mountain tracts with no utilities sit at the bottom — and both can be exactly right for the right buyer.

Your real number comes from recent comparable sales and, where financing is involved, an appraisal. Treat any figure you hear at the coffee shop as a starting hypothesis, not a fact.

Deeded legal access and good road frontage are the single biggest value lever. Landlocked acreage trades at a steep discount — when it sells at all.

Lake frontage, lake access, and mountain or water views command a premium. A creek or spring adds value; a floodway kills it.

Buildability

A flat, cleared, perc-able pad is worth far more than raw slope, because the buyer isn't pricing in tens of thousands of dirt and septic work.

Timber & utilities

Merchantable standing timber carries real value; so does rural water and power already at the road. Both can be quietly significant.

Taxes and the homestead credit

Once you own and occupy a home in Arkansas, Amendment 79 provides a homestead property-tax credit on your principal residence and caps how fast the taxable value of that homestead can rise year to year — a meaningful long-run saving for owner-occupants (raw, unoccupied land doesn't qualify until it becomes your homestead). Property is assessed by the Garland County Assessor, and land held for timber or agriculture may be valued differently than a residential homesite. Confirm current credit amounts, deadlines, and any use-based assessment directly with the county assessor and collector — these figures change, and we quote none as fixed here.

One more planning note: if a low price is driven by a fixable problem — a needed easement, a driveway, a well — you may be buying upside, because improving a parcel's access and utilities is exactly what raises its value. If it's driven by an unfixable one — floodway, no possible legal access — the discount is the market telling you the truth.
